Selling Your Home Yourself Or With An Agent, The Choice

How do you choose whether to sell your house (or land, farm, cattle ranch, etc.) by yourself or through a real estate agent? There are pluses and minuses to each method. Let us consider a few of the main ups and downs. Only you will be able to choose which method has the most pluses in your case.

Why go FSBO?

"FSBO" means "for sale by owner" and communicates to purchasers you are not employing a real estate broker to represent you. The greatest benefit to going FSBO is you save thousands of dollars in agent fees when you sell the house. This may appear evident, but the savings are very tangible.

The downside to choosing FSBO is it takes your time to market and exhibit the house. (You will have to groom your home for sale in either case, but that is a completely different topic.) You also have to be acquainted with how the real estate sales mechanics works in your part of the nation. It Is not essential to be an expert; just be sure you understand what affairs one must in general deal with in a real estate sales dealing.

As well, it is crucial to have access to the helpers you necessitate. Examples include a loaner who is willing to qualify your prospective buyers, somebody qualified and willing to draft the sales contract and a person or company qualified to finalize your sales transaction. As luck would have it, there are several lenders and settlement agencies willing to collaborate directly with the principals to a transaction. And, for the fearless and hopefully, really experienced, there are on-line, fill in the space, sales contracts.

Why use an agent?

Does the above discourse leave you feeling unsafe rather than alive, attentive, and energized? If so, you in all likelihood want an estate agent to sell your house for you.

Additional cases when you might want to employ a broker include:

1. Inexperience - If you have not had a great deal of experience purchasing and selling houses, a broker may be the solution.

2. Local Conditions - Are you well aware of the unique issues of the geographic location? If you have purchased and sold in Virginia (where termites and radon are problems) and you are now preparing to sell the one house you have owned in Colorado (where water and mineral rights might be on the discussion table), it is imaginable you may want a broker.

3. Time, Time, Time - If your work provides for you and your family plenty, but absorbs tremendous amounts of your time, ditto.

4. If you have no ideas about how you'd approach marketing your house with the Internet, magazines, newspapers, forums, brochures, signs, word-of-mouth, etc., an agent can get you the marketing exposure you require.

The Right Choice?

There is no one right choice. Only you can determine what is most suited for you. Hopefully, this analysis of the pros and cons will get your mental juices flowing good. I hope your transaction goes without a hitch.
